Embodied carbon is responsible for around 10% of global greenhouse gas emissions. Unlike operational carbon, which can be reduced through energy efficiency measures and using more renewables, embodied carbon is locked into buildings through current construction methods.
One to way balance the need to build against the need to control emissions is through more sustainable construction methods. This has led to a return to one of the world’s oldest building materials: timber.
The potential of this versatile material is immense. Timber buildings use less energy and emit less carbon over their lifecycle than materials used for concrete-framed construction, and less fossil fuel energy is needed to manufacture timber products compared to traditional materials.
They are also financially attractive to investors, and on this basis, it is clear that timber buildings offer so much potential to assist the real estate industry combat its sizeable contribution to climate change.
During this event we will hear from three speakers who will discuss the many benefits of timber construction, as well as highlighting some of the challenges in being a pioneer in a slow-moving industry.
SPR is looking forward to hosting this first event on Timber buildings.

Alex began work in the property industry in 2009 as an Analyst for MSCI, working closely with The Crown Estate, CBRE Investors and CCLA before moving into the Research side of the business. In 2015 he joined Cushman & Wakefield as head of UK Business Space Research, with a main focus on office performance throughout the UK, and in particular the draw of regional offices for London based occupiers. In 2017, Alex joined Gerald Eve as head of London office research, and regularly presented to investors, keeping them up to date on the London market and highlighting any future trends.
At Cromwell Property Group, Alex works alongside the portfolio and asset manages within the business to help bring clarity to the European markets. Alex has had a number of articles published on a variety of real estate topics, from the future of offices to the impact of blockchain on the logistics sector.
Dave Lomax, Associate Director, Waugh Thistleton Archtects
Dave Lomax is an Associate Director at Waugh Thistleton Architects, the world’s leading architects in the field of mass timber who were shortlisted for the RIBA Stirling Prize in 2018 and awarded the RIBA President’s Medal for Practice Located Research in 2010. He led the design and delivery of the world’s largest CLT building at the time - Dalston Works in east London – and is leading on the Black and White building which will complete later this year and is the tallest all timber office building in central London.
Alongside practice Dave has taught at the Fay Jones School of Architecture at the University of Arkansas in the US and at the London School of Architecture amongst others. He is a chair of the Southwark Design Review Panel and lectures widely about the work of the practice.
Danya Pollard, Head of Capital Solutions Europe, Cromwell Property Group
As Head of Capital Solutions, Europe Danya is responsible for Cromwell’s capital, and new product development function and the launch of new investment strategies for institutional investors across the European region. She sits on Cromwell’s global Group Management Committee and the European Management Team.
Danya joined Cromwell in December 2019 and has 20 years’ experience across the Financial Services and Investment Management industry.
Prior to joining Cromwell, Danya was a Fund Manager and Advisor to Fund boards at Ahli United Bank, where she spent over 6 years overseeing the global real estate platform, products and underlying investments. This encompassed full investment lifecycles, from initiation to liquidation, across all sectors and geographies.
Danya has a degree in Marketing and Human Resource Studies from the University of North London, and a Masters degree in International Relations, International Politics and Globalisation from the London Metropolitan University, and is a member of the Chartered Institute for Securities and Investments.
Marylis Ramos, Director, Savills Earth
Marylis is a Director of Savills Earth, working closely with over 100 sustainability specialists from across the company in order to provide clients with holistic, end-to-end ESG advisory services. Joining Savills with a background in architecture, environmental design and sustainability consultancy, she brings expertise across a number of areas, including energy, sustainability, health and well-being and social value strategies. As a Director of Sustainability at PRP, she was actively involved in a number of high-profile projects, including technical and leadership roles on Chobham Manor in Queen Elizabeth Olympic Park, the High Path Regeneration Masterplan in Merton, and most recently, the Clapham Park Masterplan. She is also a highly skilled research lead, and her projects and publications include Zero Carbon Compendium for the Zero Carbon Hub, The Business Case for Green Buildings for the World Green Building Council, the Optimising Thermal Efficiency in Existing Housing research project for the Energy Technologies Institute. She was also one of the chairs for the UKGBC’s Health and Wellbeing in Homes report, and has a keen interest in placemaking, healthy buildings and the generation of social value through the built environment.
