Webinar: The impact of demographics on residential demand in a post-Covid world

In support of the 2020 prize-winning research completed by Ed Hampson and Gaby Foord on the factors influencing buyers of new build residential property, this webinar will explore in depth the role of demographics in driving demand for owned and rented residential properties.


W
e will discuss how Covid-19 and increased remote working has impacted residential demand both in terms of location and specification, and the lasting impact this is likely to have on investment strategies. 

Joining Ed on the panel will be Mike Adefuye, research manager for Legal & General Investment Management Real Assets, who are one of the UK’s largest institutional investors into Build to Rent schemes.  And Tolga Necar who leads property consultancy CACI’s residential team, focusing on the role of demographics in driving demand for residential property. With CACI research suggesting workers want to return to the office on average 2.8 days a week, the implications for residential demand in a post-Covid world promises to be a fascinating topic. 
 
Our expert speakers and panellists will discuss the impact Covid has had on where people move and what they are buying, changes in demand from private rented tenants post Covid and how we can assess demand for homes in the future, including key trends that are already being seen. This event will take 60 minutes, consisting of short presentations by the speakers, followed by a panel session with Q&A.

Lucy Greenwood,
Director, Residential Research and Consultancy, Savills - Dr Lucy Greenwood is a Director within the Residential Research Consultancy team at Savills.  She joined Savills in 2013 and specialises in UK wide development research.  Lucy spends much of her time working on bespoke strategic, development and investment reports for a wide range of clients.  This involves answering a broad range of questions from potential absorption rates on sites and suitable mixes of tenures to buyer profiles and the impact of placemaking. Lucy is vice-chair of the Society of Property Researchers, a member of the ULI and presents at a variety of seminars and events.  Before joining Savills she completed a PhD in Geology at the Open University after studying Natural Sciences at the University of Cambridge.

Ed Hampson,
Research Analyst, Savills - Ed is a Research Analyst within the Residential Research Consultancy team at Savills, and spends most of his time trying to understand the housing market in the UK. This involves tracking activity trends, shifts in values, and the impact of demographics on the market. He came into the position after training as a biochemist, and aims to apply strict scientific rigour in analysing the housing market. 


Michael Adefuye,
Senior Research Manager, Alternatives, Legal & General Investment Management (LGIM) - Michael is a strategist in LGIM’s Real Asset division. Michael is responsible for research in the UK Alternatives sectors including Build to Rent & Student Accommodation. Michael joined LGIM in September 2019 and has over 13 years’ experience in real estate research and analysis. Prior to joining LGIM, Michael led market research at Grainger plc and has worked for several institutions including Countrywide and IPD (now MSCI).

 
Tolga Necar, CACI
 is a Managing Consultant, specialising in using new data sources to uncover the relationships between People and Place. Tolga joined CACI in 2019, before which he headed up the Out of Home service at Kantar Worldpanel. Tolga now leads the residential proposition with CACI’s Property Consulting Group, boasting clients such as Homes England, NewRiver & Global Mutual. Tolga holds a B.A. from the University of York in Politics with International Relations.
