Webinar: Tourism and Hotel Investment: forecasts, performance and exciting future trends

In an increasingly interwoven economy we look at the cross-over and interplay between tourism, retail spending and the hotel sector.



Changes in consumer tastes and trends, the impact of technology and disruption, performance of hotel investment over time, the bounce back from black swan events like ash clouds and the coronavirus as well as placemaking, sustainability and brand consolidation are just some of the topics that could come up for discussion. 
 
The seminar will start with 2 presentations, the first of which will look at wider tourism trends and a look at Oxford Economics’ predictions on tourism. We will also explain some of the basic factors behind hotel investment for those not up to speed with this sector that had been rising fast to the attention of many investors – and which we believe will do so again. We then explore the latest exciting trends and we try to look into our crystal ball for the future. We hear from the perspectives of hoteliers, investors, forecasters, hotel operators and CBRE hotels.
 
Chair

Cleo Folkes, Founder, Property Overview Ltd - Cléo, a Dutch national, started Property Overview in late 2017, working in research & strategy as well as providing property-related training courses. Cleo has over 25 years’ worth of property experience working for a variety of institutions such as chartered surveyors, independent institutions like IPD (now MSCI), a private equity firm and a Middle Eastern Sovereign Wealth Fund. Cleo has worked in a rich variety of roles, mainly focusing on research & strategy, but has also worked in investment advisory, change management and business development. Current and previous market focus has been across asset classes and on a Global level as well as on a Pan-European, German, Dutch and UK-only basis.  She speaks fluent English, Dutch and German. Cléo holds an MA in Economic Geography and is a Chartered Alternative Investment Analyst (CAIA).  Cleo previously spent nine years as Research Manager at St Martins, the global property-investment arm of the Kuwait Investment Authority, where she was responsible for global research and strategy, which encompassed overseeing house-views, quarterly reporting, producing the annual report, the investment process & associated risk including setting hurdle rates, performance calculation and analysis and bespoke in-depth research projects.

David Goodger, Managing Director Tourism Economics EMEA, Oxford Economics Group - David's team produces global forecasts of travel and tourism flows based on Oxford Economics’ global macroeconomic outlook. This includes the global tourism database of tourism flows and spending, covering 185 countries; the global city travel database of 300 cities; the air passenger forecast database; as well as the hotel performance forecast models developed in conjunction with STR; and custom forecast models for specific destinations or groups. As well as producing more regularly updated forecasts at this time of increased uncertainty, alternative scenarios are also be produced for a range of destinations.  David’s team also carries out economic impact analysis including TSA calculations as well as custom studies for specific tourism markets; and David regularly presents the economic and tourism outlook to client groups and conferences.


Joe Stather, Associate Director, Hotels EMEA Investment Advisory Services, CBRE - Joe joined CBRE in 2014 and has gained extensive national and international experience. His in-depth understanding of the commercial and operational functions of a hotel are complemented by his wider-knowledge of real estate, financial and capital markets. He has a first-class BSc from the University of Surrey in International Tourism and Hospitality Management, and achieved a distinction in his MSc in Real Estate Investment and Finance at the University of Reading. Joe regularly commentates on the hotel-investment market through the delivery of industry presentations, and contribution to panel discussions and press articles. He is also a guest speaker, and lectures on Hotel Valuation Techniques, at the University of Surrey.

Eva Chan,
Head of Feasibility and Viability EMEA, Wyndham Hotels and Resorts - Eva is responsible for the financial projections of all management and franchise opportunities for all Wyndham brands in EMEA and Eurasia. She also prepares market analysis on potential investment opportunities for senior management.  Prior to joining Wyndham, Eva was the vice president of JLL’s Hotel and Hospitality Research Department.  She led the production of JLL’s key global hotel research projects and co-authored research reports with international and regional tourism institutions such as WTTC, OECD and London & Partners. 

William Gibbs, Hotels Director, SRSL, - William is Hotels Director and a member of the Board of Sir Richard Sutton Ltd (SRSL), a family office based in Mayfair where he oversees the asset management of SRSL’s five hotels and the growth of the hospitality division. In his role, William works closely with Accor and Marriott on optimising operational management and the deployment of capital to maximise asset value. Prior to joining SRSL, William was Executive Director of The Hotel Collection (THC), where he led the group to achieve double digit financial performance growth ahead of its sale. William joined THC from Westmont Hospitality Group where he held the position of Asset Manager and was responsible for a portfolio of eight Hiltons across Europe and The Intercontinental in Prague. William has a wealth of advisory, financial and operational experience having spent four years with Hamilton Hotel Partners in asset management, four years in the Dorchester hotel responsible for finance and two years managing five boutique hotels in London for Stein Hotels.  William is a qualified CIMA accountant, a Fellow of the Institute of Hospitality and a graduate of Shannon College of Hotel Management.
