Head of Research

Role Objectives:

The Head of Research will be responsible for managing Cromwell’s research capability in Europe.

He/she will be the go-to person for all research matters across the European business and will analyse and produce reports on, including but not limited to, global capital market CRE flows, sectors, mega-trends and then also regional-, country-, city- and/or local-level analyses as required by the business.

The Head of Research will also be responsible for managing Cromwell’s house view process as well as the articulation, presentation and distribution of all research material, including suggested real estate strategies, market trends, insights and other outputs.

He/she will further develop and maximise the use of Cromwell’s research materials to ensure all areas of the business are informed and have all the materials they require.

Position responsibilities:
  • Provide the support to and the articulation of real estate strategies and insights in connection with new product launches (REITs, wholesale and retail funds, syndicates, JVs, separate accounts, club deals etc).
    • Working with Funds Management, Capital, Country Heads and Transactions to drive new product development, including roll-over strategies, develop and structure new products targeted to satisfy the demands of investors through the proposal, articulation, justification, approval and implementation of new investment strategies - use research to assist / support product development process. Utilise market trends, insights and real estate expertise to review, critique and propose the re-evaluation and upgrade of existing fund or mandate strategies.
    • Working with Country Heads to formulate and articulate preferred investment theses for each EU region in which we operate based on the result of the combination of top-down and bottom up market research and strategy and provide data support for country investment themes and “top down” macro investment strategies.
    • Working with Country Heads to maintain up-to-date (live) information about country investment opportunities/themes and client investment strategies - investment theses will be live documents, formally updated on a quarterly basis and will be accessible and available for inclusion in IMs, pitches, teasers and general corporate information.
  • Support Capital on equity raising and investor engagement activities including pro-active activities to originate equity (e.g. ideas, investment theses as the bases for funds or mandates and researching situational opportunities to take to capital partners and other stakeholders), due diligence on the research side through project managing responses to professional questionnaires, RFPs and ad-hoc queries. This will also include preparing market research decks and presenting to Cromwell managed funds’ Boards/ Investment committees, in support of proposed transactions.
  • Work with Transactions teams and the local acquisition teams on new business deal support, in particular for any underwriting inputs required e.g. to provide asset level forecasts, hurdle rates, catchment areas, competitor analysis, etc.

House View
House View is a coherent and consistent framework which comprises a top-down macroeconomic analysis covering economy, property markets and market trends, driven by research. House View gathers bottom up real estate analysis from our Transactions teams and on-the ground local AM teams and provides forward-looking information internally which drives investment decisions and supports product development strategies. We use the House View to inform our external stakeholders about what we believe about local markets, sectors and property types (e.g. content marketing).

  • Ensure the timely and efficient management of the European House View process, engaging all key stakeholders, obtaining all approvals and all required outputs.
  • Define and then drive the House View process including sourcing data, analysis, engaging all key stakeholders, approvals and all required outputs.
  • Quantify the ‘range of outputs required’ for House View and how it is presented, content, format etc. and propose process by which House View is produced, approved.
  • Lead market research across economic, capital and debt markets and real estate to produce a Cromwell House View that informs investment strategy globally. Maintain House View quarterly.
  • Build and maintain econometric model to support the House View process for different investment strategies.
  • Publish regular House View reports for external distribution, including Thought Leadership and relevant market commentary.
  • Present regularly to the Boards/Investment Committees of Cromwell managed funds (including Cromwell European REIT) and investors of House Views and market trends.

Research Materials and Data Analysis:

  • Further develop and build a Research function/capability ensuring it is embedded into business, develop and implement best practice for a research framework/process.
  • Review/Identify/confirm research data partners, scope and requirements. Actively identify and manage all required third party research and data providers. Build and centralise database of all internal/external data sources.
  • Continuously monitor and track research from key sources (economists, brokers, investment banks) as well as relevant news (internet, press, magazines, conference lists etc).
  • Ensure the business has easy access to regularly updated and current research reports, briefings and other required material including supporting fund managers on reporting with regular relevant market and research updates.

Research Insights to support Marketing and Investor Relations and build Brand:

  • Use Cromwell Group’s Research insights (leveraging off House View) to support Marketing team to help build Cromwell brand and create touch points with existing and future investors.
  • Research, identify, produce and publish analysis and insights that contribute to Cromwell’s content marketing strategy and engagement with key stakeholders including investors, tenants, securityholders.
  • Produce regional economic and real estate white papers and presentations for external publication, quarterly internal/external communications on key trends and performance across the business, at least one per quarter.
  • Maintain standard research/data corporate presentation pages for use by Country Heads, Funds Management, Capital, Cromwell European REIT etc. and update quarterly and consistent with brand guidelines.
  • Support building the profile of Cromwell through presenting at conferences, investor briefings/roadshows, taking part in industry events and providing media commentary as appropriate.

KPI Outputs:

  • Quantify the ‘range of outputs required’ for House View and how it is presented, content, format etc. and propose process by which House View is produced, approved.
  • Timely and efficient management of the House View process including approvals.
  • Articulation of House View outputs into insights and appropriate presentation material.
  • Development of econometric model to support the House View process.
  • Quality, accuracy & timeliness of analysis, insights and deliverables produced to support functions across the business.
  • Production of quarterly insights to support content marketing and brand.
  • Set-up and ongoing maintenance of research library and centralised data sources with identification of appropriate data partners.
  • Smart research measured by market intelligence monitoring/analysis/communication.

Qualifications and Experience:

  • Extensive experience in a Real Estate Research and/or Product Development role in real estate.
  • Ideally, bachelor’s or master’s degree in a relevant field (business, economics, finance, etc).

Personal Competencies:

  • Strong knowledge of economics, capital markets and commercial real estate.
  • Highly literate and articulate with excellent writing and presentation skills.
  • Advanced Microsoft Office skills (especially PowerPoint and Excel).
  • Adobe Creative / graphic design skills or exposure advantageous.
